Our client is dedicated to addressing the shortage of quality housing for individuals in need of additional support. Working alongside local authorities on a national scale, they provide access to affordable, high-quality housing for vulnerable adults. Key Responsibilities:

Tenancy Management: Ensure all tenants have up-to-date and signed Assured Shorthold Tenancy (AST) agreements, clearly outlining services provided at the property, and ensure tenants understand their responsibilities, including council tax, utilities, and personal expenses.

Housing Benefit Applications: Facilitate and submit tenant Housing Benefit applications online, ensuring all necessary documentation is processed, and liaise with the credit control team to monitor rent payments and address any deficits or shortfalls.

Property Inspections & Maintenance: Regularly visit properties, conducting inspections to arrange planned and reactive maintenance. You will also be responsible for carrying out Fire Risk Assessments (FRA) and addressing any repairs required for re-letting void properties, ensuring they meet required standards.

Tenant Support & Dispute Resolution: Provide guidance to tenants on housing-related issues such as neighbour disputes, anti-social behaviour, harassment, and security concerns. Act as a key point of contact for tenants, ensuring that any issues are referred to the appropriate support services and resolved promptly.

Collaboration with External Professionals: Work closely with support providers, social services, and other external agencies to address tenants' changing needs, ensuring vulnerable individuals receive appropriate assistance.

Property Management: Oversee the day-to-day management of properties, ensuring they are well-maintained both externally and internally, adhering to health and safety requirements for fire, gas, and electrical safety. Coordinate with the maintenance team to ensure regular upkeep and cleanliness.

Void & Re-letting Management: Inspect vacant properties to arrange repairs and redecorations for re-letting, ensuring they meet the organisations standards. You will also manage follow-up visits with new tenants to ensure satisfaction and address any concerns within the first 8 weeks of their tenancy.

Project Development: Collaborate with senior management to plan and arrange major works on properties, ensuring decant arrangements for tenants where necessary, and lead on reviewing cyclical and planned maintenance programmes.

Requirements:

You must have prior experience in housing management, including property maintenance, tenancy management, and supporting vulnerable individuals.

A strong understanding of housing legislation, tenancy agreements, and the legal framework governing social housing is essential.

Strong verbal and written communication skills, along with the ability to build rapport quickly and effectively at all levels, are crucial. You must also be highly organised and able to manage multiple tasks and deadlines efficiently.

The ability to respond promptly to changes, make informed decisions under pressure, and solve both immediate and long-term housing issues is important in this role.

A willingness to work flexible hours when required, as well as the ability to travel across the region, is essential. You will need access to your own vehicle to conduct property visits and tenant meetings.

Experience in ensuring that health and safety regulations are met, particularly regarding fire, gas, and electrical safety within residential properties, is necessary.

A DBS issued within the last 12 months or registered on the update service would be advantageous
