Are you ready to make a significant impact in property management? B&D Reside is on the lookout for an experienced and passionate Contracts and Delivery Lead to join our hybrid team in Barking. With a competitive salary of £60,000 - £72,000 p.a., this is a fantastic opportunity to drive high-quality repairs, voids, and planned improvement services for our residents.

About the Role

As the Contracts and Delivery Lead, you will be the driving force behind our commitment to delivering exceptional service. You'll be responsible for:

  • Mobilising Contractors: Effectively managing the mobilization of new contractors through all phases, ensuring compliance with contract specifications and legal requirements.
  • Performance Management: Establishing a robust contractor and performance management framework to monitor service delivery against key performance indicators (KPIs).
  • Policy Development: Creating and implementing policies and procedures for repairs, voids, and planned improvements, ensuring all activities meet legal and regulatory landlord responsibilities.
  • Quality Assurance: Ensuring that the quality standards and outcomes for works and design are met, fostering a culture of excellence.
  • Customer Engagement: Developing customer feedback systems to promote continuous improvement and ensure resident satisfaction is at the forefront of our services.
  • Budget Management: Planning and monitoring budgets in alignment with operational and strategic requirements, identifying opportunities for better value for money.
  • Financial Oversight: Collaborating with the finance team to manage budgets effectively, minimising underspends and overspends while providing timely forecasts and alerts regarding any cost pressures.
  • Team Leadership: Leading a team of dedicated professionals, including the Repairs & Voids Contract Manager, Planned Delivery Contract Manager, and Quality Surveyor, to achieve high performance.

Key Deliverables

In this role, you will focus on:

  • Mobilising new contractors effectively and conducting ongoing contract reviews.
  • Developing a contractor and performance management framework, ensuring consistency and accountability.
  • Managing repairs, voids, and planned delivery services in compliance with all legal obligations.
  • Establishing and maintaining customer-focused processes to engage residents and address their needs.
  • Planning and monitoring budgets to ensure resources are prioritised effectively.

Essential Requirements

To succeed in this role, you should possess:

  • A track record of successfully procuring and managing contracts that meet KPI outputs.
  • Strong relationship-building skills with contractors and suppliers, demonstrating your ability to influence and lead.
  • Operational experience in managing responsive and planned maintenance programmes.
  • Expertise in budget planning, financial cost control, and reporting.
  • The ability to develop effective policies and procedures to ensure compliance and service delivery.
  • Independence in your work, exercising good initiative and judgement.
  • Experience in collaboration across teams to achieve performance outputs.
  • Strong IT skills with knowledge of housing systems and practices.
  • A commitment to ongoing professional development and staying current with industry best practices.
  • Experience in managing teams within a high-pressure environment.
  • A degree-level education, professional qualification, or equivalent relevant experience.

Desirable Qualifications

While not essential, candidates with the following qualifications will be preferred:

  • Membership in a relevant professional body (e.g., IOSH, RICS, CIOB, RIBA, CIBSE, IFSM) that showcases your commitment to your profession.
