Job Purpose

Join B&D Reside as a Building Safety Manager, responsible for implementing all building and fire safety duties within high-rise or higher-risk residential buildings. You will ensure compliance with the Building Safety Act 2022 and the Fire Safety Act 2021, engage with residents to confirm the safety of their homes, and coordinate closely with regulatory bodies to secure necessary approvals and certifications. This role requires a solutions-focused individual with a passion for safety and resident well-being.

Key Deliverables
  • Oversee the development and maintenance of building safety cases for high-risk buildings under the Building Safety Act.
  • Ensure compliance and proper maintenance of high-risk buildings.
  • Collaborate with departments (Repairs, Housing, Communications, and Asset Management) to coordinate fire safety services and interim measures in high-risk buildings.
  • Develop and maintain policies and procedures to meet statutory requirements and health and safety best practices.
  • Lead resident engagement strategies to build trust and transparency in building safety matters.
  • Partner with the finance team on budget management, financial forecasting, and spending controls for service-related expenses.

Essential Requirements
  • Strong understanding of landlord obligations under the Building Safety Act 2022 and Fire Safety Act 2021, with expertise in building safety legislation and risk management.
  • Proficient in fire risk assessment and structural safety practices.
  • Proven ability to create and implement safety and compliance policies.
  • Experience gathering risk data through inspections, checklists, and audits.
  • Effective at developing resident engagement strategies for building safety.
  • Excellent stakeholder management skills with experience working across teams.
  • Competent in budget planning, financial management, and reporting.
  • Skilled in setting performance standards and managing complex workloads independently.
  • Proficient in IT and housing management systems.
  • Relevant degree in Building Surveying, Housing, Construction, Engineering, Fire Safety, or equivalent trade experience.
  • Health and Safety or Fire qualifications (NEBOSH, Fire Management).
Desirable Requirements
  • Knowledge of corporate health and safety legislation and regulatory compliance.
  • Membership in relevant professional bodies (e.g., IOSH, RICS, CIOB, RIBA, CIBSE, IFSM).
