BD Reside is seeking a skilled Repairs and Voids Contract Manager to oversee the end-to-end customer journey for repairs and void services. BD Reside is a forward-thinking housing organisation dedicated to providing affordable, well-maintained homes across Barking and Dagenham. As we expand, we are looking for an experienced Repairs and Voids Contract Manager to lead our repair and void management services, ensuring exceptional performance and customer satisfaction.

The Role

As Repairs and Voids Contract Manager, you will be responsible for ensuring repair and void works are delivered to a high standard, managing contractors, and ensuring compliance with service standards. Key responsibilities include:

  • Managing contract performance: Overseeing repairs and voids service delivery, monitoring KPIs, and reporting on performance.
  • Contract supervision: Ensuring effective management of contractors and subcontractors, with a focus on quality and cost control.
  • Regulatory and service standards: Ensuring compliance with all contractual and regulatory obligations, escalating any issues as necessary.
  • Customer engagement: Maintaining a customer-focused environment, managing enquiries and complaints effectively.
  • Technical expertise: Providing advice and solutions on complex repairs and voids, ensuring properties are fit for purpose and safe.
  • Budget management: Working closely with the finance team to manage budgets, minimising over and underspend.
Key Deliverables
  • Accurate monthly reporting on performance data for repairs and voids.
  • Managing contract relationships with third-party suppliers and ensuring service delivery within agreed budgets.
  • KPI monitoring and implementing improvement plans where necessary.
  • Providing technical guidance on repairs and void works, ensuring high standards.
  • Engaging with residents to ensure a customer-focused approach and timely resolution of complaints.
What We're Looking For

We are seeking someone with:

  • Operational experience in managing responsive or planned maintenance programmes.
  • Strong skills in contract management, procurement, and administration.
  • Proven ability to manage relationships with contractors and influence stakeholders.
  • Experience in budget planning and financial management.
  • Strong problem-solving skills, with the ability to provide solutions for complex repairs.
  • Excellent IT skills, with knowledge of housing systems and practices.
  • Relevant professional qualifications in property management or related fields.

Desirable: Membership of a relevant body (e.g. IOSH, RICS, CIOB, RIBA, CIBSE, IFSM).
