The Project Manager will oversee capital works projects from initial brief development to completion, ensuring adherence to quality, health and safety standards while maintaining resident satisfaction. The role requires strong knowledge of building construction and contract management, as well as the ability to foster relationships with service providers, consultants, and residents, ensuring a customer-focused approach.

Client Details

Our client is a housing management organisation that provides services related to the management and maintenance of residential properties. They are responsible for ensuring that housing meets quality standards and fulfills landlord obligations.

Description

  • Project Management and Budget Oversight: Manage capital and revenue expenditure projects up to £5 million, ensuring the organisation receives value for money through lifecycle validation of existing components and adherence to budgets outlined in the 30-year HRA business plan.

  • Stakeholder Engagement and Consultation: Matrix manage internal and external stakeholders, facilitate resident meetings for feedback, and ensure compliance with the Landlord and Tenant Act for leasehold consultations.

  • Technical Design and Compliance: Produce project briefs, ensure technical designs meet standards and legal requirements, and conduct quality assurance checks throughout the project life cycle.

  • Documentation and Record Management: Compile and update necessary documentation, including leasehold consultation records, project progress, and compliance with the organisations contract procedure rules, ensuring accurate records are maintained in the asset management database.

  • Contract Management and Financial Responsibility: Undertake contract management roles according to relevant contract forms, issue payment certificates, manage variations, and ensure works are delivered within budget while authorising payments as per defined levels.

Profile

The successful candidate will be able to demonstrate:

  • Training in key areas such as Health & Safety, Contract Management and Partnering within the Housing sector.
  • Experience of managing significant construction/refurbishment projects within a social housing sector (essential)
  • Experience of delivering retrofit and energy sustainability projects (desirable)
  • Experience of controlling and monitoring budgets (essential)
  • Experienced in the management of capital works projects. (essential)
  • Experience of engaging with and consulting with all residents (including tenants and leaseholders) including both good practice and statutory obligations (essential)
  • Experience in developing forward works programmes (essential)
  • Experience of Reporting on a regular basis to line Manager (essential)
  • Experience of people management (desirable)
