One of my clients, a small-medium sizes FM outfit are seeking a highly skilled and multi-disciplined Maintenance Electrician to join their on-site engineering team at a prestigious commercial office space in North West London. This is a static site position requiring strong electrical knowledge and the flexibility to assist with general mechanical building services tasks as part of a collaborative maintenance team.

The successful candidate will be responsible for delivering both planned preventative maintenance (PPM) and reactive maintenance, ensuring electrical and mechanical systems remain fully operational and compliant with site standards.

Key Responsibilities:
  • Carry out PPMs and reactive tasks on a wide range of low-voltage electrical systems.

  • Inspect, test, and repair electrical installations in accordance with the IET Wiring Regulations (18th Edition).

  • Diagnose and rectify faults across lighting systems, power distribution, switchgear, emergency lighting, and control panels.

  • Perform minor electrical installations, upgrades, and isolations when required.

  • Test and maintain fire alarm systems, emergency power systems, and backup supplies (e.g., UPS).

  • Assist with general mechanical maintenance, including AHUs, pumps, fan coil units, motors, and HVAC systems.

  • Conduct filter changes, belt replacements, lubrication, and other minor plant room duties.

  • Support basic plumbing tasks such as tap replacements, leak detection, and flushing systems.

  • Assist fabric team with minor repairs to doors, locks, ceilings, and fittings as needed.

  • Respond to daily service requests and fault reports from site staff and tenants.

  • Carry out routine building inspections, plant checks, and logging of operational data.

  • Ensure compliance with health & safety regulations, RAMS, and site-specific procedures.

  • Work collaboratively with other trades and service contractors to maintain building standards.

  • Maintain accurate documentation on site, including job sheets, maintenance logs, and asset records.

Candidate Requirements:
  • C&G/NVQ Level 3 in Electrical Installation or equivalent.
  • 18th Edition IET Wiring Regulations (BS7671).

  • Proven experience in a commercial maintenance environment.

  • Strong fault-finding skills and ability to work independently.
