This role will suit a Senior Sales Negotiator looking to step up into Management.The Role:As Branch Manager, you will be responsible for the overall performance and growth of the busy Basildon branch. You will lead and motivate a talented team of 3 property professionals to achieve and exceed targets across sales, lettings, and potentially other related services. This is a fantastic opportunity for an ambitious individual to make a significant impact and further their career within a reputable company.Key Responsibilities:
  • Leadership and Team Management:
    • Recruit, train, mentor, and motivate a high-performing team of negotiators, administrators, and potentially other branch staff.
    • Set clear performance expectations, monitor individual and team targets, and provide regular feedback and coaching.
    • Foster a positive, collaborative, and results-driven team environment.
    • Conduct regular team meetings and performance reviews.
    • Ensure adherence to company policies and procedures.
  • Business Development and Growth:
    • Develop and implement effective strategies to maximize branch revenue and profitability.
    • Identify and pursue new business opportunities to expand market share.
    • Build and maintain strong relationships with clients, developers, and other key stakeholders.     
    • Monitor local market trends and competitor activity to adapt strategies accordingly.
    • Oversee marketing and promotional activities to generate leads and build brand awareness.
  • Operational Excellence:
    • Ensure the smooth and efficient day-to-day operation of the branch.
    • Maintain high standards of customer service and ensure client satisfaction.
    • Oversee the accurate and timely completion of all administrative tasks and legal requirements.
    • Manage branch budgets and resources effectively.
    • Ensure compliance with relevant legislation and industry best practices.
  • Sales and Lettings Performance:
    • Lead by example and actively contribute to achieving sales and lettings targets.
    • Monitor key performance indicators (KPIs) and take proactive steps to address any underperformance.
    • Provide guidance and support to the team in closing deals and generating new business.
The Ideal Candidate Will Possess:
  • Proven experience in estate agency, with a demonstrable track record of success in sales and/or lettings.
  • Previous experience in a management or supervisory role, with strong leadership and team management skills.
  • Excellent communication, negotiation, and interpersonal skills.
  • A strong understanding of the local property market in Basildon and the surrounding areas.
  • A proactive, target-driven, and results-oriented approach.
  • Exceptional organizational and time management skills.
  • A strong work ethic and a commitment to providing excellent customer service.
  • Proficiency in relevant property software and CRM systems.
  • A valid UK driving license and access to a vehicle.
  • Relevant industry qualifications (e.g., NAEA, ARLA) are desirable but not essential.
