Our client are looking for a property manager to join their friendly team in Bath. The successful applicant will be experienced in property management within a letting agency and will assume responsibility for all maintenance requirements on a portfolio of student accommodation.The property manager will report to the Branch Manager.

Requirements:ï‚·Several years experience of working in a lettings office is essential.ï‚·Property management experience is required. ï‚·Sound maintenance skills - ability to inspect, diagnose and solve problems and perform very basic repairs ie light bulb changing, repressurising boilers, clear filters etc.ï‚·Knowledge of Reapit Software (or similar) would be a benefit.ï‚·Ability to work within a fast paced environment.ï‚·Excellent organisational skills.ï‚·Confident at dealing with clients, contractors, landlords and tenants both on the phone and face to face including being able to handle complaints and respond accordingly..ï‚·Good telephone manner and ability to maintain a calm demeanour during difficult calls.

Duties:Taking responsibility for a portfolio of properties owned by different landlords

ï‚·Dealing with maintenance on a daily basis: answering tenant queries, handling Fixflo reports, arranging quotations and tenant/contractor/landlord liaison.ï‚·Property visits to assess issues and diagnose problems. ï‚·Quality control inspections once works have been completed. ï‚·Scheduling summer works and booking in contractors during the void period, overseeing projects and ensuring these are carried out in time for the new tenants. ï‚·Carrying out periodic inspections in line with HMO licensing requirements and producing landlord reports using Touch Right software.ï‚·Conducting tenant ready inspections in the summer period.

Salary and Terms:Hours - Tuesday to Friday : 9am - 5:30pm . Monday 8:45am - 5:30pm for morning meeting.Salary: £28,000- £30,000 pa.
