As an Asset Manager, you will be responsible for the strategic and operational management of assets, ensuring compliance, efficiency, and cost-effectiveness. You will play a key role in developing asset management strategies, improving asset reliability, and supporting investment planning to maximize asset value.
Key Responsibilities:
Asset Strategy & Lifecycle Management:
- Develop and implement asset management strategies to optimize the performance and longevity of facilities and equipment.
- Oversee asset lifecycle planning, including maintenance, replacement, and refurbishment strategies.
- Identify opportunities for asset enhancements and efficiency improvements.
Data Analysis & Reporting:
- Maintain and update asset registers, ensuring accurate data collection and analysis.
- Conduct asset condition surveys and performance assessments to inform investment decisions.
- Provide regular reports on asset performance, risks, and budget forecasting to senior management.
Planned Preventative Maintenance (PPM):
- Work closely with maintenance teams to ensure effective PPM schedules are in place.
- Monitor asset performance and maintenance trends to reduce downtime and improve reliability.
- Ensure compliance with statutory and regulatory requirements.
Financial & Budget Management:
- Develop asset investment plans and lifecycle cost models.
- Monitor asset-related budgets, ensuring cost control and efficiency in expenditure.
- Identify cost-saving opportunities and ways to improve asset value.
Stakeholder Engagement:
- Work collaboratively with internal teams, clients, and contractors to align asset management strategies with business objectives.
- Provide technical advice and guidance on asset management best practices.
- Support contract negotiations and performance monitoring related to asset management.
Qualifications and Skills:
- Experience in asset management within the Facilities Management, infrastructure, or property sectors.
- Strong understanding of asset lifecycle planning, maintenance strategies, and compliance requirements.
- Proficiency in asset management software and data analysis tools.
- Excellent problem-solving and decision-making skills.
- Strong communication and stakeholder management abilities.
- Knowledge of relevant regulations, including health and safety and statutory compliance.
Education and Experience:
- Degree in Facilities Management, Engineering, Building Services, or a related field.
- Professional qualifications such as IAM (Institute of Asset Management) or RICS (Royal Institution of Chartered Surveyors) are desirable.
- Minimum of 3 years' experience in asset management, facilities, or property management.
