Facilities Manager - New Build to Rent Scheme - Central Birmingham - £43,000 - £48,000 + Bonus

Are you a skilled Facilities Manager with experience in the Build to Rent (BTR), Student Accommodation, or Co-Living sectors? A fantastic opportunity has come up to join a brand-new BTR scheme set to open in early 2025.

We're seeking an experienced and motivated professional to lead facilities operations at this state-of-the-art development. This role is perfect for a hands-on Facilities Manager who thrives in a fast-paced environment and is committed to delivering an exceptional living experience for residents.

Key ResponsibilitiesOperational/Compliance:
  • Ensure maintenance tasks are executed in line with the Maintenance Response Matrix.
  • Oversee full site compliance and health & safety protocols.
  • Coordinate suppliers and contractors to maintain seamless operations.
  • Collaborate with Leasing and Customer Service teams to ensure smooth move-ins and move-outs.
  • Develop and manage rotas for Housekeeping and Maintenance departments.
  • Monitor subcontractor performance, ensuring all necessary RAMS and Permits to Work are documented and accurate.
  • Conduct annual PAT testing, emergency lighting inspections, and weekly fire alarm testing.
  • Review site risk assessments and uphold safety standards.
  • Record incidents and accidents, reporting to the General Manager.
  • Maintain site inventory and oversee refuse and recycling areas.
  • Respond to emergency calls outside of regular working hours.
  • Assist with moving furniture and other heavy items as required.
  • Stay informed about technological and industry advancements, including local retail and recreation trends.
  • Propose improvements to enhance operational efficiency.
People Management:
  • Build a motivated, results-oriented team culture.
  • Lead and manage Housekeeping and Maintenance teams, ensuring high-quality standards in cleanliness, repairs, and maintenance.
  • Coordinate efficient turnover of units and adapt to short-stay requirements.
  • Partner with the wider management team to create a vibrant and welcoming living environment.
Customer Experience:
  • Prioritise outstanding customer service, ensuring residents enjoy an exceptional experience.
  • Handle complaints with empathy and professionalism, while celebrating successes modestly.
Commercial Duties:
  • Foster positive relationships with the wider estate, supporting both residential and commercial tenants.
  • Undertake minor tasks to assist estate tenants as needed.
