Property Management Surveyor

Location: Birmingham, West Midlands Salary: £35,000- £40,000

Company A leading independent commercial property consultancy with a well-established presence in the West Midlands is looking for Commercial Property Management Surveyor to join their experienced team of chartered surveyors and property consultants.

Role Summary

We are seeking a Property Management Surveyor to manage our expanding mixed-use commercial property portfolio, which spans across England and Wales. You will work closely with the Head of Property Management and take responsibility for your assigned properties, liaising with facilities management and property accounts.

Key Responsibilities

  • Manage a diverse property portfolio, including retail, office, and industrial properties.
  • Establish and manage property service charges, including annual reconciliations and reporting.
  • Handle tenant applications and licenses from receipt to issue.
  • Authorize rent and service charge demands.
  • Oversee the collection of lease income, rent, and service charges.
  • Attend client meetings and provide regular reporting.
  • Conduct site inspections and liaise with landlords and tenants.
  • Tender contracts and instruct/monitor contractors.
  • Identify asset management opportunities to maximize income and property value.
  • Develop and maintain strong landlord/tenant relationships.
  • Implement processes to mitigate risks and increase efficiency.
  • Support property management accounts and the broader PM team.
  • Engage in business development and client generation activities.

Skills and Experience

  • Minimum 2 years of commercial property management experience (essential).
  • MRICS accreditation (preferable but not essential).
  • Familiarity with Propman or similar property management software systems.
  • Strong planning, organizational, and budget management skills.
