Job Overview
As Contracts Manager you will be responsible for overseeing and managing multiple residential construction developments within the region, ensuring successful delivery of projects on time, within budget, and to agreed quality standards. The role involves coordinating with clients, subcontractors, and site teams, as well as managing resources, schedules, and budgets across various projects. The Contracts Manager ensures that contractual obligations are met and serves as a key liaison between the company and its stakeholders.
Key Responsibilities
Contract Management
Oversee all contractual aspects of residential construction developments, ensuring compliance with agreements and company policies.
Manage the preparation, negotiation, and execution of contracts with clients, subcontractors, and suppliers.
Monitor contract performance, addressing any variations or disputes in a timely manner.
Project Oversight
Lead and coordinate multiple residential projects simultaneously, ensuring successful delivery.
Collaborate with Site Managers to monitor project progress and resolve issues as they arise.
Ensure projects meet deadlines, budget constraints, and quality standards.
Resource Allocation
Plan and allocate resources, including labour, materials, and equipment, to meet project needs.
Work with procurement teams to ensure timely delivery of materials and services.
Identify resource gaps and implement solutions to optimize efficiency.
Stakeholder Communication
Serve as the primary point of contact for clients, ensuring clear communication and strong relationships.
Coordinate with architects, engineers, site managers, and other stakeholders to resolve issues and meet client expectations.
Provide regular updates on project status, risks, and costs to senior management and clients.
Budget and Financial Control
Oversee project budgets, ensuring costs align with forecasts and contractual agreements.
Approve expenditures and manage payment schedules for subcontractors and suppliers.
Identify and address cost overruns, implementing measures to minimize financial risk.
Health, Safety, and Compliance
Ensure all projects comply with health, safety, and environmental regulations.
Promote a culture of safety across all sites, working with site teams to address potential risks.
Ensure projects adhere to local building codes, standards, and contractual requirements.
Performance Monitoring and Reporting
Conduct site visits to assess project progress, quality, and compliance with contract terms.
Prepare and present reports on project performance, risks, and opportunities to senior leadership.
Monitor KPIs for project delivery, safety, and quality, implementing improvements as needed.
Skills & Qualifications
Experience and Knowledge
- Proven experience as a Contracts Manager or in a similar role in residential construction.
- Strong understanding of residential construction processes, building regulations, and legal requirements.
- Experience managing multiple contracts and projects simultaneously.
Leadership and Communication
- Excellent leadership skills with the ability to manage and motivate diverse teams.
- Strong negotiation and conflict resolution skills to handle contractual disputes.
- Effective communication skills, with the ability to build relationships with clients and stakeholders.
Analytical and Problem-Solving Skills
- Strong analytical skills to evaluate project performance and address challenges effectively.
- Ability to identify risks and implement strategies to mitigate them.
Technical Skills
- Proficiency in contract management and project management software.
- Ability to read and interpret architectural plans and contracts.
Certifications and Education
- Relevant qualifications in Construction Management, Quantity Surveying, or a related field.
- Certifications such as RICS, CIOB, or equivalent is highly desirable.
- SMSTS, CSCS, and First Aid certifications are advantageous.
