Market leader in office D&B fit-out

The company were established in early 2000's and have just delivered their record year turning over 27m with intention to grow. Over the past 6 months they have secured 13m in turnover. They have survived hardships in the market and always sought to retain their staff as paramount. Currently they employ 40 employees with 20 being office based. The company offer a beautiful turnkey design and build commercial office fit-out package for their clients including furniture.

The Role

They are seeking to bolster their Pre-Construction team with the appointment of a Pre-Construction Manager.

Reporting to the Managing Director, this person will be a driven individual with an excellent understanding of estimating, pre-construction, cost management which is duly complimented by their technical expertise. This person will be commercially astute with an innate ability to drive GP and profit margin.

This person will work in partnership with the Leadership and Design team to manage the pre-construction stages of each project to create work winning strategies. This will include costing projects, develop specifications and engaging with Sub-Contractors to ensure the foundations are embedded. Post order, they will be involved in developing detailed specification costs with potential increase price profits in order to hand over to the delivery team. This individual will be an out-going 'people person' with a natural ability to build rapport with individuals on all levels. They will be innately innovative with the ability to review a drawing and add the detail by pulling on expertise from various supply chain sources. This person will have experience of researching prices and methods to enable the design team to create a proposal document which is both coherent and visually enticing.

Key responsibilities:

  • Responsible for producing pre-design budgets.
  • Writing schedules of works.
  • Attend tender interviews
  • Responsible for fully costing projects and developing specifications.
  • Engaging with Sub-Contractors to ensure the foundations are embedded and to identify value engineering opportunities.
  • Assist with placing orders
  • Produce and assist in bid writing
  • Client facing role
  • Assist with programming projects
  • Involved in developing detailed specification costs with potential increase price profits in order to hand over to the delivery team.
  • Occasionally, cost managing projects through to final account, including preparing and agreeing interim valuations with Clients' representatives and managing supply chain payments.

The Ideal Candidate

  • Currently working for a reputable D&B Contractor with a background in pre-construction. Alternatively, you will have experience of working for either a Traditional Fit Out company or a Main Contractor with exposure to dealing directly with the client.
  • You MUST have experience of Office Fit Out.
  • Able to demonstrate the ability to manage projects simultaneously and provide examples of where they you have contributed to increasing project GP.
  • Proven track delivering and presenting successful bid/tenders.
  • A creative mind to manage a client's budget using originality by offering alternative materials and processes to keep in line with the project commercial constraints.
  • Comfortable meeting and negotiating with supply chain leads to determine expected cost of a project.
  • This person will work in partnership with the Design team to pull together the commercial side of the proposal ensuring the final pitch is fit for purpose
