Overview:
We are seeking an experienced Quantity Surveyor with Project Management experience to play a pivotal role in our projects from inception to completion. This dual-role position offers the opportunity to combine cost management expertise with hands-on project delivery, ensuring each development is completed on time, within budget, and to the highest standard.
Key Responsibilities:
Cost and Contractual Management:
- Prepare, manage, and monitor project budgets, ensuring costs are controlled and within limits.
- Conduct detailed cost analysis and value engineering to optimize project efficiency.
- Prepare, submit, and negotiate tender and contract documents, including bills of quantities.
- Oversee payments, valuations, and final accounts for subcontractors and suppliers.
Project Management:
- Oversee the end-to-end delivery of residential developments.
- Coordinate and manage contractors, consultants, and suppliers to ensure timely project delivery.
- Monitor progress, quality, and compliance with regulations.
- Resolve issues proactively and maintain effective communication with all stakeholders
- Collaborate with design, construction, and technical teams to ensure project milestones are met.
Agreement Management:
- Manage and track bonds and section agreements, including S104, S106, S178, and S38 agreements.
- Liaise with legal teams, local authorities, and utility providers to ensure compliance and progress.
- Review and manage warranties, guarantees, and insurance requirements associated with the projects.
Compliance and Reporting:
- Ensure adherence to building regulations, health and safety standards, and relevant legislation.
- Maintain accurate project records and provide regular progress reports to senior management.
- Identify risks and implement strategies to mitigate them effectively.
Requirements:
- A degree in Quantity Surveying, Construction Management, or a related field.
- A minimum of 5 years' experience in quantity surveying with project management exposure, preferably in residential development.
- Proven experience with managing section agreements (S104, S106, S178, S38) and related bonds.
- Strong understanding of construction contracts (e.g., JCT, NEC) and procurement processes.
- Excellent organizational, negotiation, and communication skills.
- Proficiency in cost estimation software, project management tools, and MS Office Suite.
