Lettings Block Manager - Birmingham City Centre - up to £40k

Our client has built an impressive reputation in the area, providing exceptional services to a diverse clientele. They are now seeking an experienced IRPM qualified Block Manager who is ready to take the reins and contribute to their expanding operation.

The Block Manager plays a pivotal role in overseeing property inspections and maintenance, financial management, insurance compliance, and contractor coordination. You will ensure that all properties are well-maintained, compliant with health and safety regulations, and that residents' needs are met efficiently.

Key Responsibilities:

Property Inspections and Maintenance:- Conduct periodic property inspections and compile comprehensive reports for clients, freeholders, and resident committees.- Ensure compliance with Health & Safety regulations by maintaining accurate records and actioning results from various risk assessments.- Oversee contractors’ work and arrange maintenance for all aspects of the property, including external and internal decorations.- Monitor building management systems and manage emergency repair services as needed.

Financial Management:- Manage service charge budgets, liaising with clients and the finance team to ensure transparency and agreement.- Prepare annual accounts and assist in audit preparations while handling leaseholder inquiries about service charges.

Meeting Coordination:- Attend meetings as required, ensuring effective communication and documentation of decisions made.

Correspondence & Administration:- Maintain clear communication with clients, landlords, and leaseholders, including completing necessary consultation processes under legal obligations.- Actively manage complaints and liaise with solicitors when lease breaches occur.

Contractor Management:- Source and oversee contractors, ensuring adherence to health and safety standards and appropriate qualifications.
