Lettings Manager - Edgbaston - up to £30k basic plus commission

My client is an award winning independent Lettings and Estate Agency brand who have been established for 15 years. They are currently looking for an experienced Lettings Manager to oversee our residential lettings department. The ideal candidate will be responsible for managing all aspects of the letting process to ensure KPI’s are met and exceeded. The Residential Lettings Manager will also supervise a team of letting agents and administrative staff to ensure efficient and effective service delivery.

Main Duties for the Lettings Manager Role:

  • Management of lettings department and administration staff
  • Online enquiry management
  • Telephone enquiry management
  • Diary and viewing management
  • Tenancy offer and referencing management
  • Approve or decline tenant applications based on established criteria.
  • Negotiate lettings terms and conditions with tenants and landlords
  • Tenancy onboarding management
  • Lettings compliance management
  • Review and manage listings to ensure optimum interest
  • Develop and implement effective marketing strategies to attract prospective tenants and new landlords
  • Ensure weekly property performance updates are provided to landlords
  • Ensure branch widow cards are kept up to date at all times
  • Management of Saturday rota and department responsibilities
  • Ensure the lettings department hit monthly minimum target
  • Ensure the lettings departments hit monthly cross selling target such as rent protection and legal expenses cover
  • Carry out property viewings as and when required to support lettings associates
  • Serve as primary contact for department
  • Assist with tenancy renewals as required
  • Monitor financial aspects of lettings such as collection of holding deposits
  • Coordinate with accounting department to ensure accurate and timely rent payments and deposits
  • Coordinate with property management department to ensure any conditions of let are adhered to
  • Supervise, train, and mentor a team of letting agents and administrative staff.
  • Assign tasks and responsibilities to team members and monitor their performance.
  • Conduct regular performance reviews and provide constructive feedback.
  • Conduct daily department briefings
  • Prepare daily department performance report for partners
  • Prepare monthly department performance report for partners

Skills Required:

Experience in Lettings essential

Experience in managing staff

ARLA qualified preferred

Strong understanding of lettings compliance

Excellent interpersonal and communication skills.

Ability to negotiate and resolve conflicts effectively.

Strong organisational and time management skills.

Proficiency in property management software and MS Office Suite. Jupix or Reapit (preferred)

Attention to detail and ability to multitask in a fast-paced environment.
