Our Client:Our client, a respected and dynamic property management company, is seeking a dedicated and experienced Residential Property Manager to join their team. This is an exciting opportunity to manage residential properties across the West Midlands and Warwickshire, ensuring excellent service standards and maintaining positive relationships with residents and stakeholders.

Key Responsibilities:

  • Manage the day-to-day operations of residential sites, including regular site visits and monitoring on-site services.
  • Instruct contractors for minor repairs and oversee progress to completion.
  • Liaise with Building Surveying Team on major repairs and cyclical maintenance.
  • Prepare and issue notices under Section 20 of the Landlord and Tenant Act 1985.
  • Respond to routine inquiries, manage correspondence, and ensure timely issue resolution.
  • Oversee financial controls, including preparation of annual budgets, cash flow forecasting, and service charge demands.
  • Handle arrears and manage hardship cases with diplomacy.
  • Attend and chair meetings with residents and Residents' Associations.
  • Provide quarterly reports to the client and cover for other Property Managers when necessary.

Skills & Experience Required:

  • Proven experience in residential property management.
  • Strong written and verbal communication skills, with the ability to handle sensitive situations diplomatically.
  • Confident telephone manner and the ability to work effectively under pressure.
  • Proficiency in Microsoft Office (Word, Excel, Outlook) and experience using property management software such as Qube.
  • Knowledge of accounts and service charge budgeting.
  • AIRPM qualification is essential.
