A well-established, privately owned estate agency based in Birmingham City, recognised for their commitment to excellence and their growing portfolio of properties. As they continue to expand, we are looking to speak with dynamic and experienced Lettings Property Manager's to join their team during this exciting period of growth.

Position Overview:

The Lettings Property Manager will be responsible for overseeing the management of 2-3 buildings, consisting of up to 200 residential units across the East and West Midlands. This role requires a highly organised, proactive, and customer-focused individual with experience in property management. The ideal candidate will be a key player in ensuring the smooth operation of the lettings portfolio which they have been brought onto manage, maintaining strong relationships with landlords and tenants, and contributing to the ongoing success of this Estate Agency.

Key Responsibilities As The Lettings Property Manager:

You will be reporting in directly to the Head of this division and will be responsible for the following.

- Property Management: Oversee the day-to-day management of 2-3 buildings from a letting perspective.

- Viewings: Conducting property viewings with potential tenants, providing a professional and informative experience that reflects the brand's prestige.

- Check-Ins and Check-Outs: Manage tenant check-in and check-out processes, ensuring all procedures are followed correctly, and properties are in optimal condition.

- Rent Arrears: Actively chase and manage rent arrears, ensuring prompt resolution while maintaining positive relationships with tenants.

- Landlord and Tenant Relations: Serve as the primary point of contact for landlords and tenants, addressing inquiries, resolving issues, and providing regular updates on property status.

- Compliance: Ensure all lettings activities comply with relevant legislation and industry standards.

- Reporting: Prepare regular reports on property performance, tenancy status, and any issues that may arise, providing insights and recommendations to senior management.

- Travel: The role requires travel across the East and West Midlands, so a full, clean driving license is essential.

Qualifications and Skills:

- Proven experience in a lettings or property management role, preferably within a similar environment.

- Strong knowledge of the East and West Midlands property market.

- Excellent communication and interpersonal skills, with the ability to build and maintain relationships with landlords, tenants, and contractors.

- Highly organised with strong attention to detail and the ability to manage multiple properties and tasks simultaneously.

- Proactive and solution-oriented, with the ability to handle issues calmly and efficiently.

- A full, clean driving license is required and car.
