Residential Conveyancing SolicitorLocation: BlackburnSalary: Competitive PackageThe Opportunity:We are seeking a skilled and motivated Residential Conveyancing Solicitor to join our dynamic and supportive team. This role offers an excellent opportunity for a legal professional with experience in residential property law to develop their career within a well-established firm.The Role:As a Residential Conveyancing Solicitor, you will be responsible for:
  • Acting as the main point of contact for clients in the absence of the Head of Department.
  • Managing a caseload of residential conveyancing transactions, including freehold and leasehold sales and purchases, shared ownership, new builds, right to buy, re-mortgages, and transfers of equity.
  • Handling files from initial instruction through to completion, ensuring efficient and accurate case progression.
  • Preparing correspondence, contracts, completion statements, redemption statements, SDLT applications, and Land Registry forms.
  • Conducting property searches, reviewing titles, and providing legal advice relevant to each case.
  • Liaising with clients, estate agents, mortgage brokers, and other third parties to ensure smooth transactions.
  • Taking instructions, preparing contracts, raising and responding to enquiries, and attending to exchange and completion.
  • Ensuring all client telephone calls are returned promptly, maintaining the firm’s high standard of client care.
  • Maintaining accurate file management and ensuring compliance with all regulatory and statutory requirements.
  • Assisting the Head of Department/Director with caseload management, including dealing with client queries and legal procedures.
  • Contributing to the firm’s business development efforts, fostering strong client and third-party relationships.
What We’re Looking For:
  • A minimum of four years’ experience working within residential conveyancing
  • Ability to manage a busy caseload efficiently and meet deadlines.
  • Proactive, client-focused approach with a keen eye for detail.
  • Strong technical knowledge of conveyancing procedures and title complexities.
  • Self-motivated with the ability to work independently and as part of a team.
  • Reliable, diligent, and able to handle confidential matters with discretion.
  • A positive attitude and ability to work effectively under pressure.
