What’s the role?
I’m looking for an experienced Property/Lettings Manager for a unique opportunity in the Bournemouth area.
My client is a private landlord with around 200 properties in the Bournemouth area. They are looking for a really good all rounder, capable of looking after all aspects of the properties for the course of the tenancy.
Responsibilities include:
- Liaising with tenants on maintenance issues and organising timely repairs.
- Liaising with tenants on ad hoc tenancy matters.
- Responsibility for ensuring the timely payment of rents and collection of arrears.
- Periodically serving notices and attending court proceedings if required.
- Liaison with utility companies.
- Dealing with deposit returns, disputes and potential deductions.
- Arranging and overseeing maintenance works to include full refurbishments.
- Carrying out regular property visits.
- Organising estimates for repair or maintenance works on behalf of Landlords.
- Arranging check in and check out inventories as needed.
- Negotiating renewals and prepare the paperwork.
- Checking and approving references.
- Authorising contractors invoices.
- Working with initiative and also part of a team.
