We are seeking a dedicated Property Manager to oversee the management and maintenance of both residential and commercial properties within our client's portfolio. This role is pivotal in ensuring that all properties are well-maintained, tenant satisfaction is high, and all regulatory requirements are met. The Property Manager will serve as the primary point of contact for landlords, tenants, and contractors, ensuring smooth operations across the board.

Day-to-day of the role:
  • Property Maintenance: Coordinate and oversee all maintenance and repairs, ensuring properties are in top condition and comply with safety regulations.
  • Tenant Relations: Address tenant inquiries, complaints, and requests promptly and professionally; conduct regular property inspections to ensure tenant satisfaction.
  • Lease Management: Efficiently prepare and manage lease agreements, including renewals and terminations, while ensuring compliance with lease terms.
  • Rent Collection: Oversee rent collection processes, track payments, address any arrears, and prepare financial reports for landlords.
  • Marketing and Letting: Assist in marketing efforts for vacant properties, conduct viewings, and vet potential tenants to find suitable matches.
  • Budget Management: Develop and manage property budgets, forecast expenses, and control costs to maintain financial efficiency.
  • Regulatory Compliance: Ensure all properties meet local, state, and federal regulations, focusing on health and safety standards.
  • Vendor Management: Negotiate contracts with contractors and service providers, ensuring quality work is completed on time.
  • Reporting: Regularly prepare detailed reports on property performance, maintenance issues, and financial status for senior management and landlords.
  • Emergency Response: Be readily available to respond to property emergencies and urgent issues, providing swift and effective solutions.
Required Skills & Qualifications:
  • Proven experience as a Property Manager or in a similar role within the real estate industry.
  • Strong knowledge of property management principles and practices.
  • Excellent organizational and time-management skills.
  • Proficient in property management software and Microsoft Office Suite.
  • Ability to work independently and manage multiple properties simultaneously.
  • High level of discretion and confidentiality, coupled with strong problem-solving skills and attention to detail.
  • Bachelor’s degree in Property Management, Real Estate, Business Administration, or related field preferred.
  • Relevant certifications (e.g., ARLA, RICS) are a plus.
