Block Property Manager

Salary: £37k - £40k + great company benefit package

Location: Brighton

Hours: Mon- Fri 9am - 17.30pm

Do you have block management experience and have managed a portfolio of long leasehold residential properties and large blocks and want to work for an organisation that offers career development, further training and qualification as well as a proactive and friendly working environment? If so, I have a great opportunity within my clients Property Management department based in their offices in Brighton.

You will ideally be ATPI or IRPM qualified, or willing to study, be a natural problem solver and a genuine passion for the property industry and providing excellent service to clients.

Responsibilities:

  • First point of contact for all general block management matters, liaising with clients, leaseholders, service providers and other third parties as required.
  • Plan a maintenance schedule for each block and ensure planned work is completed on time and within budget.
  • Site inspections, file inspection reports are completed, and any action required is addressed.
  • Be fully conversant with the head lease and manage accordingly.
  • Ensure insurance cover is valid and appropriate for each block and manage claims promptly.
  • Update the statutory compliance records and update the inhouse database accurately - QUBE.
  • Maintain an asset register for each block
  • Prepare, review and implement annual budgets and liaise with clients regarding one-off expenditures and monito income and expenditure against budgets.
  • Attend AGM meetings and other formal events as required.
  • Ensure H&S legislation, policies and recommendations are adhered to.
  • Implementation and oversight of S20 consultation process.
  • Contract management.
  • Reporting to senior management

The right candidate will have the following skills and experience to apply:

  • Proven block management background
  • Full UK driving licence, there is a pool care to use for meetings.
  • A good understanding of residential leases and statutory compliance as well as CDM regulations.
  • Ideally AIRPM/ATPI qualified or willing to study for the qualification.
  • Great communication and problem-solving skills with the ability to prioritise effectively.
  • Great IT skills inclusive or Word, Excel and using inhouse CRM systems.
  • Experience of budget management.
  • Strong team player with a proactive and positive attitude.
