Property Manager

Salary: £30k - £32k + company benefits

Location: Brighton

Hours: Mon-Fri 8.45am - 17.30pm/ 1 in 3 Saturdays 09.00am - 13.30pm

A strong, well-respected, successful and ambitious property firm are actively seeking to recruit an experienced Property Manager to join their team based in Brighton

As a Property Manager you will be tasked with managing a large portfolio of residential lettings properties; delivering a fast, effective and professional service that we promise to deliver to our landlords. The environment is fast paced, and you need to be conscientious, hardworking and driven to produce results.

You will already have experience within property management and have a good knowledge of property and letting legislation with the ability to use your own initiative whilst remaining commercially aware.

Responsibilities:

  • Liaising and understanding landlord management requirements.
  • Organising safety inspections and flagging repairs, reporting back, and arranging any necessary remedial work.
  • Dealing promptly and courteously with communications tenants.
  • Processing inventories, end of tenancy reports.
  • Managing mid-term inspections.
  • Liaising with contractors, utility companies, client accounts and other third parties as required.
  • Updating the inhouse CRM system accurately.
  • Responding quickly to a lack of security, essential services, and any potential dangers associated with a property.
  • Processing end-of-tenancy reports, inventories, and schedules of conditions. Managing mid-term inspections and reporting, liaising with utility companies, letting offices and client accounts departments, and ensuring appropriate charges are made while keeping records up to date
  • Holding knowledge of the vetting and screening procedures for new tenants and managing new tenancies AST, Periodic etc.
  • Management of tenants, handling complaints and emergencies.
  • Handling checkouts and negotiating the deposit return.
  • Serving relevant legal notices.

The right candidate will have the following skills and experience to apply:

  • Sound knowledge of property and lettings legislation.
  • Proven background within property management.
  • Ability to use your own initiative and making financially responsible decisions.
  • Able to multi-task and remain calm under pressure.
  • Professional, conscientious and strong negotiation skills.
  • Good IT skills inclusive of Word, Excel and using inhouse CRM systems.
  • Confident in your own ability and a natural problem solver.
  • Full driving licence
