An amazing opportunity to join a well established Independent in Brighton looking for a Property Manager.

The role of a Property Manager is to oversee a portfolio of around 50 student properties and assist all areas of the business.

Responsibilities:

  • Marketing & Advertising: Ensuring properties are well-presented with up to date photos and coordinating rental terms with landlords.
  • Viewings: Scheduling and conducting property viewings.
  • Maintenance Coordination: Managing property maintenance and keeping both tenants and landlords informed.
  • Property Updates: Organising necessary upgrades such as new carpets, decor, kitchens, or bathrooms.
  • Tenancy Management: Overseeing tenant referencing, creating tenancy agreements, preparing check-in packs, and scheduling check-ins.
  • Lettings Management: Handling all aspects of the letting process up until the deposit return, apart from collecting rent and certification management.

This role involves managing student properties and HMOs, with busy student season during August and September.

Position Details:

  • Schedule: 5 days a week, with alternating weekends (usually 1 in 3 outside of student season). Hours are 8:45 AM to 5:30 PM Monday to Friday, and 10:00 AM to 4:00 PM on Saturdays. (August and September working hours on a Saturday are 9-5pm, with no annual leave permitted in August and September)
  • Benefits: 20 days of holiday, increasing by 1 day a year after a full year in the position, increasing to a maximum of 25 days.
  • Requirements: A car and valid driver’s license (they provide a trader’s permit for parking throughout Brighton and Hove).
  • Salary: £24,000 - £30,000, depending on experience.
