Commercial Manager

  • Role:Commercial Manager
  • Location: Bristol (South West region)
  • Reporting to: Group Construction Director
  • Geographical region: South West
  • Working arrangements: Flexible working between home, office and site
  • Developments: Located across South West region
Commercial Manager role:

Provide commercial expertise in the support of high-quality developments, from inception through to end of defects period, promoting a consistent approach throughout the company. Ensure projects run to established budgets with accurate and timely reporting of budget variance, providing advice on mitigation where necessary.

Commercial Manager About you:

  • Excellent, up to date, practical knowledge of the construction process
  • Appropriate qualification in Quantity Surveying / Building Management. (HNC/HND in Building Studies)
  • Working knowledge of Joint Contracts Tribunal (JCT) forms of Contract
  • Experience of managing the budgets of multiple, complex projects simultaneously
  • Ability to accurately report against budget and communicate the findings to senior management
  • Strong analytical background
  • Excellent oral and written communications and interpersonal skills
  • Strong computer skills, including MS Excel and Office
  • Demonstrates the companys behaviours

Commercial Manager Responsibilities:

  • Assist with the Development projects in assessing scheme costs, and to advise on validity of costs obtained from external consultants
  • Undertake value engineering of scheme costs to achieve best value whilst maintaining the quality set out in the Design Guide and Employers Requirements
  • Manage the existing network of consultants, suppliers and contractors to ensure the supply chain has adequate capacity and competency
  • Identify and engage new consultants, suppliers and contractors via compliant procurement and selection processes to supplement / replace existing chain as necessary
  • Assist the Development and Design team to meet or exceed programmed delivery of new schemes through effective tendering and appointment of contractors
  • Undertake the assessment of contractor payment stages to ensure they are in line with cashflow and site progress
  • Instruct the Employers Agents to issue Withholding Notice / Pay less notices against contractor applications when contractor is in default
  • Undertake monthly cost and value reconciliations comparing actual spend to forecast, reporting all variances to line management
  • Share financial and commercial information with the Finance Team to ensure accurate cost reporting and allocation
  • Work in collaboration with Procurement Team to ensure corporate compliance in tendering and contract award
  • Assist proactively the CDQMs and CoWs to ensure contractor compliance with the agreed contract documents, taking responsibility for all commercial matters
  • Work with the H&S team to monitor contractor compliance to the agreed Risk Assessment & Method Statement (RAMS)
