The role:
Working for Tenants:
- Dilapidations surveys mostly London based office clients - visual surveys of all M&E services and assessing the cost to return/reinstate demised areas to base build, including obtaining sub-contractor quotes as evidence.
- M&E condition surveys to assist service charge disputes - condition and specialist advice on for example boilers, chillers, air handling units, electrical HV/LV, lighting, small power, and fire alarm systems. Assessment of remaining life spans to aid service charge disputes
- Re-tender of demised office M&E contracts - maintenance specification writing, creation of M&E asset lists, assessment of statutory tasks, sub-contract roles, and tender reports to clients.
- Assessment of value for money of M&E maintenance contracts, the starting point usually cost and/or quality and research of alternative costs.
- Assessment of costs within landlord’s lifecycle plans on behalf of the tent i.e., questioning the necessity and scope of works by lease end or lease break dates.
- Check the tenant's lease obligations when comparing them with M&E service charge costs.
Working for landlords:
- M&E quarterly audits on maintenance contracts, checking stat docs, costs, PPM’s, ad-hoc technical advice & enquiries received from managing agents, including writing audit reports.
- Small projects (up to £0.5M value) design, specification & project management ranging from for example a VRV installation for a 75,000 ft2 building in Bristol, or a new chiller specification for a building in Mayfair, London - to a small office fit out in London
- Cost advice on compliance with the energy performance (EPC) MEES regulations including report writing, and site surveys to gain technical information from O&M manuals.
- Completion of electrical apportionment calculations utilising spreadsheets and report writing on large commercial buildings.
Working for Contractors:
- Lifecycle asset surveys on schools, private offices, smaller healthcare premises, including reports.
- Design and specification of small projects on swimming pools, small healthcare premises, and private offices.
Qualifications and Experience
- Degree or HNC level qualified in Mechanical / Electrical or similar technical discipline
- Previous experience in surveying commercial premises
- Experience in CDM
- Health & Safety experience or training
- Strong technical delivery experience
- Ability to successfully manage complex projects in a proactive and diligent manner
- Excellent specification writing skills
- Good understanding of JCT Contracts
- Strong track record in project management of projects from inception to completion
- Track record of working with disparate stakeholders
- Client facing, ensuring a high standard of technical delivery
- Ability to build long-term relationships
- Previously employed by a consultancy
- A track record of working with teams and managing projects by prioritising workloads and delivering deadlines
- A team player, flexible, enthusiastic, and ambitious.
