Our client is a leading self-storage provider in the UK, undergoing rapid expansion with a growing portfolio of locations. They specialize in the redevelopment of existing buildings, new-build developments, and mixed-use schemes.

We are seeking an experienced Construction Project Manager to oversee key in-house projects, ensuring they are delivered on time and within budget. Reporting directly to the Managing Director, you will gain hands-on experience in self-storage development while playing a crucial role in the companys continued growth.

This is a great opportunity for an ambitious professional with strong earning potential, direct involvement with the Managing Director, and the chance to take on more projects with the possibility of gaining equity in the business.

Please note:This role requires travel across four sites in the Midlands. If you are seeking a static, office-based position, this may not be the right fit.

Key Responsibilities

  • Lead construction projects from start to finish, ensuring they are delivered on time, and within budget
  • Coordinate internal resources, third-party suppliers, and subcontractors
  • Develop project scopes for new build projects, outlining clear objectives and technical feasibility.
  • Manage resource allocation and oversee progress at every stage
  • Implement verification techniques to handle scope, schedule, and cost changes
  • Maintain strong relationships with all stakeholders, escalating issues as needed
  • Conduct site inspections, audits, and safety compliance checks

Requirements

  • Proven experience in construction, fit-out, refurbishment, and building project management.
  • Experience with strip-out and fit-out projects (CAT A / CAT B) preferred.
  • Ability to read and interpret architectural drawings and plans.
  • Experience in managing subcontractors, negotiating rates, and sourcing materials.

Specific project experience with:

  • Mezzanine floors (3-5 levels)
  • Plumbing works for staff kitchens, bathrooms, and communal areas
  • Fit-out of a building shell with the structure built by third-party contractors
  • Knowledge of Microsoft Project and AutoCAD 2D & 3D

Salary & Bonus Scheme

  • Basic Salary £40,000 per annum
  • OTE £60,000 - £70,000 (via project completion bonus)

Bonus Scheme:

  • £5,000 for delivering projects on time
  • £5,000 for delivering projects within budget

Typically, 13 projects per year (Current Project Manager completed 3 projects last year)
