The Head of Property Management will oversee the management and growth of the existing team, ensuring high standards of service delivery and client satisfaction. This role requires a strategic thinker with strong leadership skills. This role provides the successful candidate with a Board level role within the company. A proven track record or clear potential to perform this role will be key when assessing applications. Based across their offices in Bristol, Exeter, Plymouth and Truro covering the SW.

1. Leadership and Strategy: - Develop and implement strategic plans for the property management Service. - Lead, mentor, and manage a team of property managers and support staff, ensuring continuous professional development. - Foster a culture of excellence and innovation within the team.

2. Portfolio Management: - Oversee the management of the Services property portfolio, ensuring all properties are well- maintained and compliant with health and safety regulations. - Develop and maintain strong relationships with key clients, tenants, and stakeholders. - Conduct regular portfolio reviews and provide strategic advice to clients on property performance and investment opportunities. - Part time management of own portfolio of properties with support from local team.

3. Financial Management: - Prepare and manage the Services budget, ensuring financial targets are met. - Oversee rent collection, arrears management, and service charge administration. - Analyse financial reports to identify trends and areas for improvement.

4. Business Development: - Identify and pursue new business opportunities to continue expanding the Service. - Prepare and present proposals to potential key clients, showcasing the benefits of Vickery Holman’s property management services. - Represent Vickery Holman at industry events and networking opportunities.

5. Operational Efficiency: - Implement and oversee property management systems and processes to improve operational efficiency. - Ensure accurate and timely reporting of property management activities to senior management. - Monitor and evaluate the performance of external service providers, ensuring value for money.

6. Compliance and Risk Management: - Ensure all properties comply with relevant legislation, including health and safety, landlord and tenant laws, and environmental regulations. - Develop and implement risk management strategies to protect the interests of clients and Vickery Holman. - Stay updated on industry trends, legal changes, and best practices in commercial property management.

7. Client Relations: - Act as the primary point of contact for key clients, addressing any issues or concerns promptly. - Conduct regular client meetings to review property performance and discuss strategic plans. - Deliver exceptional customer service to enhance client retention and satisfaction.
