Property Manager to join our client, a friendly and successful Lettings and Sales AgencyNorth BristolThe role will require you to work within a fast-paced environment to manage your own tenancy portfolio.This is a full-time role, Monday-Friday 08:45-17:30. With some Saturdays between 4and 6 Saturdays per year 9am -4pm with a full day off in the weekThe salary on offer is up to £30,000 OTECompany pensionFuel used for business miles will be reimbursed at 0.35p per business mileMain duties of the Property/Tenancy Manager include:Ensuring inventories are in place, signed off by tenant & dealing with queries/maintenance issues raised on check inEnsuring gas, pat & other certificates are in place & in dateContacting landlords & tenants re tenancy renewalsNegotiating rent increasesServing Sections 21 and 8Booking Property InspectionsBooking & inventories & check outsCarrying out inventories, check outs, property inspections and the occasional mini-inspection should there be a maintenance issue that needs checkingDealing with day-to-day property management queriesOrganising maintenance issues raised from inspections & reported by tenantsArranging contractors to undertake work at our managed propertiesPassing charges to our Accounts Team for maintenance jobs, completed tenancy renewals etcContacting utility companies on move in & move out of tenantsKey AuditFilingTagging up keys & putting into systemAny other duties that help to run the departmentThe ideal Property Manager will have:Advanced experience in MS Excel, Word and OutlookAt least 1 years' experience in lettingsARLA Qualification is desirable, but not essentialExperience in working in a fast-paced environmentGood administration skills and be computer literate, as the role involves all the administration involved with the Letting processExcellent communication skills, be efficient and organised, and will have the ability to remain calm under pressureA confident manner with the ability to deal with people at all levels, and strong negotiation skillsSome strong property management experience having used property management softwareExperience of sending out Section Notices, as well as negotiating deposit refundsA working knowledge of both Residential Property Management, as well as Residential LettingsAccess to a car is essential Fuel will be paidIf you are interested in this Property and Tenancy Manager role, please click apply
