An independent Lettings and Sales Agency in Bristol are looking for an experienced Property Manager to join their team.

Reporting to the Office Manager, you will be required to work within a team, and responsibilities will include day to day duties to help ensure the department runs smoothly, along with the following areas:

Property Management:

ï‚·Maintaining your own property portfolio keeping safety certificates in place & up to date.ï‚·Carrying out inventories, check outs, property inspections and the occasional mini inspection should there be a maintenance issue that needs checking.ï‚·Dealing with day to day property management queries. ï‚·Organising maintenance issues raised from inspections & reported by tenants. ï‚·Arranging contractors to undertake work at our managed properties.ï‚·Passing charges to our Accounts Team for maintenance jobs, completed tenancy renewals etc.ï‚·Ensuring inventories are in place, signed off by tenant & dealing with queries/ maintenance issues raised.ï‚·Contacting landlords & tenants re tenancy renewals.ï‚·Negotiating rent increases.ï‚·Serving Sections 21 and 8.ï‚·Contacting utility companies on move in & move out of tenants.ï‚·Any other duties that help to keep your portfolio in good order, and to help run the department. Essential skills:

ï‚·Must have a proven track record of property management, and have expert knowledge of tenancy related legislation Experience in working in a fast paced environment. ï‚·Good administration skills & be computer literate.ï‚·You will have excellent communication skills, with a confident manner with the ability to deal with any issues. ï‚·Capable, well organised, well presented, and confident.ï‚·Good negotiating skills.ï‚·Be a friendly person, with a good sense of humour to be able to fit in with our team.

The ideal candidate will have:

At least 1 years’ experience in residential property management, to be able to hit the ground running. Some strong property management experience having used property management software. Experience of sending out Section Notices 21 & 8, as well as negotiating deposit refunds.A working knowledge of both Residential Property Management, as well as Residential Lettings.Qualified with ARLA would be useful, but not essential.Advanced experience in MS Excel, Word and Outlook

Job Details - Overview:Advertised salary made up of basic (£26k-£29k DOE) + available bonus structures (£3,200k). Total package up to £32,200k OTE, depending on qualifications and experience. Full time position. Monday to Friday: 8.45am - 5.30pm. You will be required to occasionally work between 4 and 6 Saturdays per year (9.00am - 4.00pm) & have an full day off in the week.Holiday 28 days.Opportunity to become ARLA qualified.Fuel used for business miles will be reimbursed at 0.35p per business mile. Company pension. Team building social events. Opportunity to earn extra holiday entitlement.
