Property Manager - Bristol - 24k-26k Basic - Team Commission - Monday to Friday Only - Independent Agency   Our client is an independent, vibrant and forward thinking modern agency with a large network. As the Property Manager you will already possess experience within lettings and property management; you are now looking to join a company with a relaxed and informal approach to providing superb customer service. As the Property Manager you will be responsible for a large residential portfolio; strong organisational and communication skills are essential. The role provides a good life/work balance with no weekend working required. As the Property Manager you will bring your dedication and hard-working approach to ensure the department operates effectively as well as being comfortable working in all scenarios with a positive attitude and thrive in a busy environment.  Responsibilities as a Property Manager include:
  • Managing the day-to-day property portfolio including reactive maintenance requests, repairs, and tenant communication
  • Conducting property inspections and ensuring properties meet compliance and regulations requirements 
  • Responding to tenant inquiries and resolving any issues that arise in a timely and professional manner
  • Negotiating lease agreements and renewals with tenants
  • Ensuring that all leases are up-to-date and in compliance with company policies
  • Maintaining accurate records of all property-related transactions and activities
  • Day to day will involve dealing with reactive maintenance requests, organising compliance certification, dealing with end of tenancy deposit returns (occasional disputes) and proactive works required in between tenancies to maintain rental value.
Skills & Experience required for this Property Manager role:
  • Experience in a Property Manager role or similar lettings role
  • Excellent communication and interpersonal skills
  • Strong organisational and time-management abilities
  • Knowledge of lettings legislation, compliance and regulations
  • Proficient in Microsoft Office and property management software
  • Valid driver's licence and access to a reliable vehicle
