Our client in Bristol, seeking a Contract Manager - ( Housing Response and Maintenance ) continues to have a fantastic year full of growth and opportunity company wide. They are excited to announce they have secured another long-term contract enabling them to open a new Response/ Maintenance Team , based in their already established Bristol Business.
- They have been an established and leading property services company for over 75 years, based across England and Wales, in over 18 locations and 32 Business Units, so very well established .
- Their main customer base is Social Housing and Council/ Local authority , Housing Associations and this is a reactive maintenance contract and the housing stock is very concentrated within Bristol area therefore not much widespread travel.
- The main criteria are ideally someone with reactive maintenance experience with relevant experience in managing direct trade teams from a similar role/environment and industry
- £54,900 inc car allowance, (6.5K) plus a private mileage scheme and fuel card , pension, healthcare, life insurance + profit share (last year 12%)
- Of course this type of experience working on a social housing contract is the goal but they can consider other transferrable industries (if you have response/reactive experience) for example retail (supermarket frameworks) even telecoms or rail - so used to managing high volumes of low value works.

The Contract Manager role:
- Incentivising and motivating directly employed labour while, on occasion, engaging and managing subcontractors for specialist works. Supporting your employees is critical to this role, and ensuring you have a happy, motivated workforce is imperative, as is investing in your team's development.
- Instilling ownership and responsibility in your teams (Supervisor, Foreperson, Tradespersons) to support the successful delivery of response works to the expected standards, on time and to budget, whilst always ensuring that customer satisfaction and KPIs are achieved. To measure your KPIs, you will complete weekly and monthly reports to analyse and review any trends that require your attention.
- Manage and oversee a high volume of response and maintenance jobs, ensuring they are communicated, delivered and managed efficiently. Completing snags where required and ensuring client satisfaction at all times.
- Ensuring and enforcing Health and Safety measures are in place and monitored
- Build relationships both internally with all teams and with the client; we encourage commercial and operational teams to work very closely together to ensure a successful and collaborative delivery.
What will I bring to the Contract Manager role?
- Relevant experience in managing direct trade teams from a similar role/environment and industry
- Your ability to multitask, find tangible, workable solutions and manage several KPI variables so that targets are achieved via our delivery model
- A sound working knowledge of Health and Safety requirements, with a current SMSTS
- An understanding of the impact that operations can have on cost and risk management
- A trade background (all trades considered to NVQ level 2 or equivalent) preferred but not essential.
