Facilities Manager - Build to Rent

Location: Eddington

Hours - Monday - Friday

Salary £40k-£42K + Bonus

An exciting opportunity has arisen for an experienced Facilities Manager to join a dynamic team within a thriving Build to Rent (BTR) development. The role involves overseeing both reactive and preventative maintenance strategies, covering soft and hard services, to ensure that the property remains safe, welcoming, and well-maintained for residents, staff, and the general public.

Key Responsibilities:

  • Oversee the maintenance and repair of all facilities on site, ensuring the highest standards are met.
  • Work alongside the General Manager to oversee the mobilisation of the development, ensuring key project milestones are tracked and met.
  • Manage the snagging process, ensuring all defects are properly reported and tracked throughout the handover phase.
  • Assist with designing and implementing the Planned Preventative Maintenance (PPM) schedule and Reactive Maintenance Strategy for the site.
  • Develop and implement processes and procedures, both at a site-specific and organisational level.
  • Oversee and respond to reactive maintenance issues, including managing out-of-hours responses when necessary.
  • Ensure Health & Safety standards are at the forefront of daily operations and ensure full compliance.
  • Take responsibility for managing the resident Helpdesk function, ensuring all maintenance requests are handled efficiently and professionally.
  • Play an active role in contractor tendering and ensure value for money across all third-party contracts.
  • Manage contractor relationships and ensure they meet agreed performance standards.
  • Provide line management to the on-site Maintenance Operative.
  • Collaborate with the site team to ensure resident retention targets are consistently achieved.
  • Handle sensitive information with the utmost confidentiality.
  • Deliver against targets and KPIs, ensuring smooth transition from mobilisation to stabilisation and beyond.
  • Take on additional project work and ad hoc duties as required by the General Manager and senior leadership.

Ideal Candidate Profile:

  • Highly focused and driven with excellent communication skills and a professional demeanour.
  • Fluent in written and spoken English.
  • Strong IT skills, including experience with MS Word, Excel, and Outlook (training will be provided on internal systems).
  • A self-starter with a passion for delivering an exceptional resident experience and a keen attention to detail.
  • Ability to motivate, inspire, and lead a team to drive business success.
  • Passionate about creating vibrant communities and delivering exceptional hospitality.
  • Proven experience (minimum two years) in facilities or property maintenance management.
  • Strong knowledge of Health & Safety compliance, PPM, and site risk management.
  • Ability to work towards and exceed targets, driving performance and occupancy rates.
