We are currently seeking an experienced Construction Contracts Manager with a strong preconstruction background to join one of our prominent residential construction clients. This company specializes in both new build and refurbishment residential projects and has a solid reputation for delivering high-quality developments on time and within budget. As a Construction Contracts Manager, you will oversee residential projects from preconstruction through to completion, ensuring smooth project delivery while maintaining a focus on quality, cost control, and client satisfaction.

Key Responsibilities:

  • Preconstruction Management:

    • Lead and support the preconstruction phase, including budgeting, scheduling, and risk assessments.
    • Collaborate with design teams, clients, and stakeholders to review and finalize project plans.
    • Prepare and evaluate tender documentation, managing procurement for subcontractors and suppliers.
    • Conduct feasibility studies, value engineering exercises, and provide technical input into project budgeting.
  • Project Management:

    • Oversee the day-to-day management of residential construction projects, ensuring timely, within-budget, and quality delivery.
    • Coordinate with subcontractors, suppliers, and internal teams to maintain project momentum.
    • Monitor project progress and address delays or issues promptly.
    • Manage contract administration, including negotiations, variations, and change orders.
    • Communicate with clients and stakeholders to meet expectations and requirements.
  • Quality & Compliance:

    • Ensure adherence to building regulations, health and safety standards, and environmental requirements.
    • Regularly monitor on-site quality and implement corrective actions where necessary.
    • Maintain accurate documentation such as contracts, safety plans, and risk assessments.
  • Team Collaboration & Leadership:

    • Support senior management in project goal setting and strategic alignment.
    • Provide guidance to junior team members and foster a collaborative, results-driven environment.

Skills & Qualifications:

  • Experience: At least 5 years of experience in construction management, specifically within residential construction (new build and refurbishment). Preconstruction expertise is essential.
  • Qualifications: A degree in Construction Management, Quantity Surveying, or a related field is preferred. MRICS, MCIOB, or similar professional qualifications are advantageous.
  • Preconstruction Expertise: Extensive experience in budgeting, cost estimation, procurement, tendering, and project planning.
  • Contract Management: Strong understanding of contract law and experience managing contractual obligations, variations, and claims.
  • Technical Knowledge: Proficiency in residential construction processes, materials, and industry standards. Knowledge of building regulations and safety.
  • Leadership & Communication: Strong leadership capabilities with excellent communication and negotiation skills.
  • Software Proficiency: Familiarity with construction management software (e.g., Procore, Buildertrend, Asta Powerproject) is desirable.
