Are you an experienced property professional seeking a home-based role with flexibility and variety? We are looking for a Block Manager to oversee a diverse portfolio of housing estates, blocks of flats, and new builds across the South West. The RoleAs a Block Manager, you will be responsible for managing a portfolio of approximately 20 properties with 700 units, spanning Swindon to Devon. Key responsibilities include:
- Overseeing the day-to-day management of the portfolio, ensuring compliance with all relevant regulations and maintaining high standards.
- Site Visits -Conducting site inspections across the South West to identify and resolve property issues effectively.
- Acting as the primary point of contact for residents, leaseholders, and management companies, providing professional and responsive service.
- Managing budgets, presenting service charge accounts at AGMs, and ensuring accurate in coding of expenditure
- Arranging and overseeing property repairs, maintenance, and contractor management.
- Ensuring properties comply with health and safety legislation and industry standards.
- Attending monthly meetings at the Cardiff office, with the option of overnight stays if required, to work closely with the operations team.
We are seeking a self-motivated and organized individual with a strong background in property management. The ideal candidate will demonstrate:
- Proven experience in block management or a related property management role.
- A solid understanding of leasehold legislation, health and safety compliance, and property management best practices.
- Exceptional interpersonal and communication skills, with the ability to build and maintain positive relationships.
- The ability to manage a large and varied portfolio effectively while maintaining attention to detail.
- Comfortable using property management systems and other digital tools.
- A willingness to travel across the South West and to the Cardiff office monthly.
- Salary: Up to £35,000 per annum, depending on experience.
- Location: Home-based with flexibility for travel across the portfolio area.
