Our client is an independent property company with a vision to be the leading force in providing a diverse range of safe, inclusive, and sustainable accommodations for all. They have a portfolio of private rental properties within the Cheltenham locale and are seeking to extend their market reach. To do this, they are looking to recruit an experienced and driven individual to play a pivotal role in shaping the future of their business.

The position involves both leadership and strategic business development. You will look to expand the portfolio through active lead generation and strategic market engagement, working closely with the commercial and finance teams.

Our client is open to considering reduced hours for this role to accommodate individual needs and to promote a flexible working environment.

Responsibilities will include:

• Coaching, developing and effectively managing a Lettings team; fostering an environment of growth and excellence• Developing and implementing business strategies to increase revenue streams, expanding the tenanted portfolio and securing profitable growth• Utilising data and analytics to develop and implement business strategies for acquiring new landlords and increasing the number of managed properties, ensuring the company’s portfolio aligns with growth targets• Designing, developing, and executing marketing campaigns and initiatives to promote and enhance awareness of the company brand in the private rental market in Cheltenham and the surrounding area• Creating unique service offerings and valuing propositions to attract new landlords and differentiate the company in the competitive rental market• Keeping up to date on market trends, monitoring competitor activities, and remaining well-informed about property regulations to identify opportunities and challenges in the Cheltenham private rental market• Managing, monitoring, and reporting on the department’s performance against agreed key financial business indicators and set performance metrics to ensure delivery of income targets.

Personal specification:

• Minimum of 3 years of experience within residential lettings at a senior negotiator position or higher• Strong understanding of the Cheltenham property market• Solid understanding of residential lettings regulations and legal requirements• Target orientated with a proven track record of achievement• Proven ability to work independently and under own initiative• Ability to maximise professional engagement on social media platforms• Excellent communication, negotiation, and problem-solving skills• Ability to think strategically and implement effective business plans• Leadership qualities to drive growth and inspire a team• Full UK driving licence and access to a vehicle.

The salary for this role will include a basic of £35,000 to £40,000, plus a target driven bonus scheme! Benefits include 23 days holiday plus 8 bank holidays, company pension, enhanced maternity / paternity pay, on-site parking, health and wellbeing programme, enhanced sick pay and compassionate leave.

This is a Monday to Friday role. 20 - 37.5 hours per week.
