Are you looking for a new Property Manager opportunity within an Estate Agency based in Ottershaw? Our client, who have been established for nearly 70 years, specialising in sales, lettings, property management, land and new homes, are looking for a Property Manager to join their dedicated and long standing team. They have built their reputation based on the different and personalised approach they offer their clients, along with using the best technology to market properties. Reporting to the Directors, Client Relations Officer, and Lettings Manager, this role will require you to manage the lettings portfolio in terms of maintenance, landlords and administration. You must have good local area knowledge, be an effective team player, and have the willingness to be take responsibility. You must have a full UK driving licence and own your own car. Salary and benefits package for the role of Property Manager include:

  • Basic £26,000 - 30,000
  • Monday to Friday 9am - 6pm
  • 5.6 weeks holiday including bank holidays
  • Use of company mobile
  • Company pension scheme
  • Business mileage up to 45p per mile
  • £100 sickness bonus
  • Day off on your birthday

Responsibilities for the role of Property Manager include:

  • Process rents daily and chase arrears ensuring both the Landlord and Lettings Manager are updated.
  • Manage a portfolio of properties to the required standard
  • Work with the Lettings Manager to implement systems and processes to achieve exceptional service standards
  • Liaise with the Lettings Manager to grow the property portfolio
  • Be a point of contact for Landlords for advice
  • Oversee the effective relationship with outside suppliers
  • Maintain an up-to-date list of contractors and adding new contacts to this list as well as specifying commission rates
  • Carry out property inspections to agreed schedule and standard and report issues promptly and positively to all parties
  • Ensure property inspections achieve their objective and are efficiently fed back to landlords
  • Carry out efficient check in and check outs, including the notification of any changes etc. to utility and other providers
  • Ensure works are completed to an agreed standard and timescale
  • Process Works orders to ensure the effective maintenance of properties
  • Ensure the effective 'set up’ of new properties
  • Pre-empt potential maintenance problems
  • Maintain the effective administration of the DPS scheme
  • Ensure the smooth termination and preparation for re-let of properties and book checkouts
  • Negotiate and resolve maintenance and damages issues between tenant and landlord during tenancy and following checkout
  • Deal effectively with dilapidation issues
  • Process supplier invoices and manage the invoicing
  • Negotiate Tenancy renewals with both Landlord and Tenant and issue the relevant paperwork

Skills and experience required for the role of Property Manager include:
