This is a unique position working for an Asset Management Business. Wihtin the business there is a project management team that manages their portfolio and refurbishes properties with the intention to attract tenants. It's a non-profit business essentially. What's great about this is it's not a corporate environment where you're being dragged across the coals because you're not winning or making money. On average you are winning 90% of tenders because the client is your own company.
The role is 75% Estimating and 25% Surveying through the project lifecycle.
The Role
As a Quantity Surveyor/Estimator, you will be responsible for managing all commercial aspects of projects, from conception through to completion. You will oversee cost control, procurement, contract management, and client relations, ensuring that projects are delivered on time, within budget, and to the highest quality standards. The role is 75% Estimating and 25% Surveying through the project lifecycle.
Key Responsibilities:
- Commercially deliver projects, managing all stages from inception to completion.
- Report on the commercial performance of projects to the board.
- Agree and negotiate main contract sums with clients and the supply chain.
- Assess and manage variations and claims.
- Manage project cash flow, ensuring financial targets are met.
- Procure materials and subcontractors, ensuring quality and cost efficiency.
- Oversee subcontractor payments, variations, and produce cost reports.
- Prepare final accounts and manage the recovery of retention.
- Assist the Estimating team when required.
Key Requirements:
- Degree qualified as a Quantity Surveyor with a minimum of 3+ years post-graduate experience.
- Experience in construction or fit-out projects.
- Experience managing all commercial aspects of projects independently.
- Experience with JCT contracts (NEC experience is beneficial).
- Strong ambition, motivation, and a positive, collaborative attitude.
- Experience in estimating and pricing projects is preferred but not essential.
- Excellent IT, commercial, and communication skills.
- Ability to work within a busy team and under pressure.
