Maintenance Surveyor | Surrey | £34 per hour umbrella
Rocasa Consulting is looking for a maintenance surveyor to join the Surrey branch of a social housing organisation providing affordable housing to vulnerable people.
Job purpose: To ensure the effective maintenance and management of buildings and property assets through regular inspections, planning, and overseeing of repair and refurbishment work. The Maintenance Surveyor plays a key role in ensuring buildings remain safe, compliant, and in good condition, delivering value for money in all aspects of maintenance and repair.
Pay rate: £34 per hour umbrella
Contract lenght: May 2025 - Nov 2025
Working hours: full time
Location: Leatherhead
Key Responsibilities:

Conduct routine and ad-hoc building inspections to assess the condition of properties and identify maintenance needs.
- Diagnose building defects and propose cost-effective and practical solutions.

Prepare detailed reports, schedules of works, and maintenance plans.

Oversee and manage reactive and planned maintenance works, ensuring quality, compliance, and timely delivery.

Liaise with contractors, consultants, and internal stakeholders to ensure work is carried out efficiently.

Manage budgets for maintenance projects, ensuring adherence to financial controls and procurement procedures.

Ensure properties meet statutory compliance and health & safety regulations (e.g., fire safety, asbestos, gas safety).

Maintain accurate records of inspections, repairs, and ongoing maintenance works.

Contribute to asset management strategies and lifecycle planning.

Support sustainability initiatives by recommending energy-efficient and environmentally friendly improvements.
Essential:
-
Relevant degree or HND in Building Surveying, Construction, or a related field.
- Membership of a relevant professional body e.g. RICS or CIOB

Experience in building maintenance and/or surveying.

Strong knowledge of building pathology, construction methods, and relevant legislation.

Excellent communication and negotiation skills.

Proficiency with IT and property management systems.
