Lettings Manager
Leatherhead, Surrey
Dependant on experience plus commission.
Our wonderful well established client in Leatherhead is seeking a Lettings Manager to join their team. This is a lovely working environment and they are seeking someone with previous experience. The role is office based and there will be one Saturday in 3 (day off in lieu)
Key responsibilities include, but are not limited to:
- Gain and attend valuations; bringing on new properties and building relationships with landlords to help acquire future business
- Develop a business plan with Area Manager to push Ashtead forwards
- Attend 'measure ups’ and provide the lettings administrators with relevant marketing materials such as photographs, floorplans, videos and property particulars
- Ensure admin staff are updating all details on the website/window display with current properties and ensure any new instructions are advertised promptly and effectively
- Deal with some enquiries from applicants including walk ins, telephone and email queries
- Book and attend some viewings
- Maintain regular contact with landlords and applicants and note all correspondence and communications on Jupix
- Co-ordinate with Director on renewals for Leatherhead and Ashtead
- Provide information and advice to potential and existing landlords and tenants
- Work closely with the weekday/Saturday negotiators to ensure all new instructions are let and assist with issues, manage difficult situations and negotiations and coach negotiators where necessary
- Oversee offers and ensure the negotiators achieve the possible rent and tenant for the landlord and Patrick Gardner
- Ensure that you are up to speed with current major PM issues on properties and be the first port of call for advice
- Follow through the progress of new tenancies in Leatherhead from offer to check in and deal with any issues that may arise
- Monitor competitor performance and activity
- Contribute to any marketing ideas and ensure engagement in local marketing initiatives
- Collaborate with peers in Leatherhead Sales to build networks and relationships whilst also identifying opportunities
- Make individual training recommendations to the Area Manager and ensure negotiators are adhering to any new legislation and adhering to company processes - not limited to health and safety, office protocol, confidentiality and keys management as examples
- Work closely with the Director of Letting and the Area Manager to achieve implement any changes to move the business forward, achieve targets and to ensure the management and smooth running of the Leatherhead office.
