Job Title: Head of Property MaintenanceLocation: Ashtead / Leatherhead Area Salary: £35,000 - £37,000 (DOE)Hours: Monday-Friday 9am-6pm, every third Saturday 9am-1pm (with time off in lieu the following week)Our clients are seeking an experienced and dynamic Head of Property Maintenance to lead their Property Management team. This individual will oversee a portfolio of residential properties and manage a team of 2 Coordinators. The successful candidate will have strong leadership skills, a deep knowledge of property maintenance, and experience in residential lettings. Key Responsibilities:
  • Manage and oversee all aspects of property maintenance, ensuring efficient service for landlords, tenants, and contractors
  • Lead and motivate a team of Property Coordinators to provide exceptional service
  • Liaise with contractors, tenants, and landlords, ensuring that all statutory certificates (EPCs, Gas Safety, Electrical Safety, etc.) are maintained and renewed as necessary
  • Obtain quotations and coordinate maintenance works
  • Manage the end-of-tenancy process, including deposit returns and dispute resolution
  • Record and update maintenance issues in the CRM system (Reapit)
  • Ensure the department runs smoothly and efficiently, maintaining high service standards
Key Skills and Experience:
  • Minimum 2-3 years’ experience in a similar role, with a focus on client management
  • ARLA qualified (essential) with up-to-date knowledge of legislation
  • Ideally, a basic understanding of heating/hot water systems, plumbing, and electrical issues
  • Strong communication skills with a professional and personable manner
  • Excellent organisational and time management abilities, with a keen attention to detail
  • Ability to multi-task and work well under pressure
  • Competence in IT, particularly in using property management systems like Reapit
  • Well-presented and confident, with a good sense of humour
Additional Requirements:
  • Must be a car owner with a full UK driving licence
