Role Overview:
We are seeking a skilled and proactive Facilities Manager to oversee the maintenance of plant equipment, utilities, and facility systems. This role involves managing a team of engineers and contractors to ensure safe, efficient, and reliable operations of all site utilities and infrastructure. You will play a critical role in implementing best practices, driving continuous improvement, and optimizing facility management processes to support overall business objectives.
Lead and supervise a team of engineers and external contractors, ensuring adherence to safety protocols, Company Policies, and Risk Assessments.
Conduct regular safety training, toolbox talks, and compliance checks for all personnel.
Ensure all contractors and site engineers are appropriately trained in site safety standards, including PPE requirements and FM Global procedures.
Maintain fire safety systems in optimal working condition and provide necessary training to employees.
Oversee the maintenance and functionality of key facility systems including water supply, gas distribution, gas boilers, compressed air systems, HVAC (ventilation, heating, and cooling), fire safety, electrical supply (transformer stations, switchboards), indoor/outdoor lighting, office spaces, lifts, restrooms, and general building structures.
Ensure compliance with local regulations and best practices for facility management, including Legionella, Asbestos, and Electrical Safety
Preventive Maintenance Program:
Develop and execute a robust preventive maintenance plan for all facility and utility equipment to maximize system uptime, reliability, and performance.
Lead audits and inspections of facility areas (e.g., voids, roofs, plant rooms) to identify potential issues and implement corrective actions promptly.
Manage CMMS (Computerized Maintenance Management System) entries for all facility assets, ensuring each asset is accurately logged with maintenance schedules and serial numbers.
Drive facility improvements aligned with Operational Excellence (OE) standards.
Maintain 5S standards in all engineering and service areas to enhance efficiency and organization.
Work collaboratively with other departments (Production, Hygiene, Procurement) to improve facility uptime and reduce operational disruptions.
Lead Root Cause Analysis (RCA) initiatives for facility-related incidents, implementing long-term preventive measures to mitigate risks.
Utilities Management
- Identify and maintain critical spare parts for facility and utility systems, ensuring availability for emergency repairs.
- Oversee inventory management of facility-related spares and consumables, conducting regular stock audits to minimize downtime.
- Ensure all parts are accurately identified and tracked in the CMMS system.
Key Performance Indicators (KPIs):
- Facility Uptime: Achieve target uptime for all critical facility systems, minimizing disruptions to production and office environments.
- Compliance: Maintain 100% compliance with statutory and regulatory requirements for facility management.
- Energy Efficiency: Achieve site energy reduction targets through effective management of HVAC, lighting, and other utility systems.
- Budget Control: Maintain facility management costs within budget limits (£1.2M for Maintenance Spend, £650K for Outside Services).
Qualifications & Skills:
- Education: Minimum HND in Mechanical/Electrical Engineering or a time-served Engineer. A degree in a relevant engineering discipline is preferred.
- Experience:
- Extensive experience in facility and utility maintenance within a manufacturing, industrial, or large commercial environment.
- Strong technical knowledge of facility systems, including HVAC, electrical distribution, water treatment, and fire safety systems.
- Hands-on experience with CMMS systems, Root Cause Analysis tools, and energy management practices.
- Technical Skills:
- Proficient in modern maintenance techniques, including Predictive Maintenance (PdM) and Reliability-Centered Maintenance (RCM).
- Strong computer skills, with proficiency in Microsoft Office and AutoCAD.
