Our client, a leading Water and Utilities Company, is looking for skilled Property Manager to join their team on a Fixed Term Contract basis. Due to volume of work, extension or temp to perm may be available for this role.
The position will include evaluating the current property portfolio and property assets, to understand total capacity limits, maximising usage of properties & available space, ensuring that vacant properties are utilized.
Additionally the role will include evaluating the working EV Charging Points our client has available for use, working with suppliers to ensure charging point at working and are optimised for usage, also collecting data to understand total requirements and total usage of charging points across the property portfolio.
Duties will include:
- Evaluating property portfolio usage and vacant space, to maximise usage.
- Evaluating EV Charging Points, understanding usage needs and ensuring points are optimised for use.
- Developing strategies to maximize rental income and efficient use of resources.
- Managing third-party requests for land interests/rights.
- Ensure legislative requirements on asset management are met through supply chain management.
- Ensuring compliance with Health and Safety and general landlord statutory obligations.
- Manage budget and spend tracking forecasting with input into income and spend.
- Highlighting and managing risks and issues related to property.
- Data gathering and evaluation, providing insights into asset performance and potential future needs.
- Providing input into investment programs.
Applicable candidate will have:
- A relevant qualification, such as a degree in Property Management.
- Chartership certification or equivalent (Preferred).
- Previous experience working as a Property Manager completing the above duties.
- Worked in a similar sector such as Infrastructure / Construction / Telecoms / Commercial / Residential.
- Experience managing a public or private sector organisation's land interests and rights.
- Prior landlord and tenant experience.
- Experience in budget management, including forecasting of spend and income.
- Experience in risk management, managing work through supply chains.
- Previously help to inform and deliver strategies for assets.
- Experience or awareness of wayleaves/easements is desirable.

- Stakeholder Management, Budget Management, Compliance with Health and Safety.
- Legislative Requirements, Rent Reviews, Real Estate Law, Risk Management.
- Candidates will ideally have previously used Property Management Software.
