Job Title: Operations Manager (Housing Solutions)

Location: Croydon Hybrid working available (3 days onsite/office, 2 days remote)

Hourly rate £26.65 PAYE / £34.69 UMB Per Hour

Contract Length: 6-month contract (possibility of extension)

Working Pattern: Full Time, Monday - Friday, 36 hours

Role purpose & duties:

  • Responsible for the strategic delivery of high-quality customer-focused tenancy & caretaking services for approx. 5000 Council tenants and leaseholders in an area of the borough.
  • Oversee the management of all neighbourhood services and minor estate improvements' budgets.
  • To contribute to the annual budget challenge by identifying and reviewing options for any areas of savings and/or potential growth.
  • Maintaining an up-to-date knowledge of Housing legislation, Government initiatives and Best Practice around estate management and ensuring these are implemented promptly and effectively within the team.
  • Optimising the usage of Council housing stock in the area through effective and efficient management of resources.
  • Ensure continuous improvement of the estate services through creative approaches concerning the analysis of the service needs and service delivery plans/actions.
  • Implement a rigorous inspections and monitoring regime for the services provided by the contractors concerning external cleaning and ground maintenance.
  • Ensure that staff fully comply with the fire safety protocols and procedures for Level1 and Level2 blocks in their area and take direct responsibility to alert the key individuals/teams within and outside the organisation.
  • To deputise for the Head of tenancy and caretaking services as required.

Knowledge, skills & experience:

  • Comprehensive knowledge of Landlord and Tenant Legislation including the Housing act 1985 as it relates to social housing tenancy management.
  • Knowledge of the legal, financial and employment framework within Housing.
  • Knowledge of the Crime & Disorder Act 1998 and the Anti-Social Behaviour Act 2003 as the legislations relates to anti- social behaviour on social housing estate.
  • Knowledge of the data protection legislation relating to the storage of tenants personal information and photographic images.
  • Detailed knowledge of personnel management techniques including staff performance and competency assessment and processes for dealing with poor performance and recognition of achievement.
  • It is desirable to hold a relevant professional qualification (e.g. Chartered Institute of Housing).
  • Extensive experience of working in a social housing organisation in the landlord role.
  • Extensive experience of using Microsoft office and housing related data bases.
