Property Maintenance CoordinatorLettings Department, DorkingSalary: £27,000 - £30,000 (DOE) About the Role:We are seeking a dedicated Property Maintenance Coordinator to join our dynamic Lettings department. In this role, you will play a crucial part in managing the maintenance of our residential property portfolio. Your responsibilities will include:
  • Day-to-day maintenance: Handling and resolving property maintenance issues efficiently.
  • Communication: Keeping landlords, tenants, contractors, and colleagues informed about maintenance progress and plans.
  • Record-keeping: Accurately documenting all maintenance activities on our property management system.
  • Financial management: Processing invoices and obtaining competitive quotes for maintenance work.
  • Safety compliance: Arranging essential safety certifications, such as gas safety certificates.
  • Property inspections: Conducting regular property inspections, generating detailed reports using Inventory Hive.
  • Deposit returns: Facilitating the deposit return process, negotiating with landlords and tenants to resolve damage claims, and liaising with tenancy deposit schemes.
  • Administrative tasks: Adhering to lettings procedures and relevant legislation.
  • Client service: Providing exceptional customer service to landlords and tenants.
Key Skills and Qualifications:
  • Experience: Previous experience in property maintenance or a related field is essential. Experience with property management software, particularly Reapit, is highly desirable.
  • Qualifications: An ARLA qualification is advantageous but not mandatory.
  • IT proficiency: Strong IT skills, including proficiency in Microsoft Office Suite.
  • Organisational skills: Excellent organisational and time management abilities to handle multiple tasks efficiently.
  • Communication skills: Effective verbal and written communication skills to interact with various stakeholders.
  • Problem-solving: A proactive approach to problem-solving and the ability to work under pressure.
