- Day-to-day maintenance: Handling and resolving property maintenance issues efficiently.
- Communication: Keeping landlords, tenants, contractors, and colleagues informed about maintenance progress and plans.
- Record-keeping: Accurately documenting all maintenance activities on our property management system.
- Financial management: Processing invoices and obtaining competitive quotes for maintenance work.
- Safety compliance: Arranging essential safety certifications, such as gas safety certificates.
- Property inspections: Conducting regular property inspections, generating detailed reports using Inventory Hive.
- Deposit returns: Facilitating the deposit return process, negotiating with landlords and tenants to resolve damage claims, and liaising with tenancy deposit schemes.
- Administrative tasks: Adhering to lettings procedures and relevant legislation.
- Client service: Providing exceptional customer service to landlords and tenants.
- Experience: Previous experience in property maintenance or a related field is essential. Experience with property management software, particularly Reapit, is highly desirable.
- Qualifications: An ARLA qualification is advantageous but not mandatory.
- IT proficiency: Strong IT skills, including proficiency in Microsoft Office Suite.
- Organisational skills: Excellent organisational and time management abilities to handle multiple tasks efficiently.
- Communication skills: Effective verbal and written communication skills to interact with various stakeholders.
