ROLE PURPOSEAs part of the organisation's zero-tolerance approach to damp and mould, the purpose of this role is to inspect properties where damp and mould have been identified, ensuring remedial works are undertaken promptly. The role includes supporting residents throughout the process while contributing to the delivery of the organisation's damp and mould action plan and identifying opportunities for service improvement.
KEY RESPONSIBILITIES
- Carry out property inspections, prepare specifications of works, and ensure completion to a high standard within agreed timescales.
- Provide technical building surveying advice for complex repair issues such as structural problems, damp, insurance claims, or drainage.
- Develop and support the ongoing damp and mould strategy for improvement.
- Offer advice to residents on managing condensation in a professional and supportive manner.
- Maintain regular and professional communication with residents and stakeholders regarding works.
- Assist the Disrepair Manager in delivering objectives outlined in the damp and mould action plan and identify areas for improvement.
- Respond to complaints and enquiries both verbally and in writing, ensuring they are addressed professionally and within stipulated deadlines.
- Manage assigned cases from start to finish, keeping stakeholders informed and updating relevant databases.
- Oversee budgets, contribute to forecasting, and prepare reports for management.
- Participate in contract meetings, managing contractors to ensure performance aligns with KPIs and agreed standards.
- Work collaboratively with colleagues to ensure residents receive appropriate support and assistance.
- Conduct pre-inspections, identify defects, and prepare detailed reports, specifications, and cost estimates.
- Provide technical advice on building defects and assist with responsive repairs, including conducting post-inspections where needed.
- Support specialist work programmes, ensuring value for money and contractor compliance with KPIs.
- Attend court and provide expert evidence on building defects when required.
- Participate in the organisation's out-of-hours emergency rota, including evenings and weekends on a rotational basis.
- Ensure all site operations comply with safety regulations, including CDM requirements, risk assessments, and method statements.

QUALIFICATIONS AND EXPERIENCE
- Minimum Level 4 surveying qualification (e.g. HNC/HND) or equivalent; membership of a professional body such as RICS or CIOB is desirable.
- Extensive experience in building surveying and maintenance, ideally within a social housing context.
- Proven track record of managing complex caseloads and delivering projects from inception to completion.
- In-depth knowledge of damp and mould issues, disrepair legislation, and the Housing Health and Safety Rating System.
- Strong customer relationship management skills with a focus on delivering excellent customer care.
- Knowledge of Schedule of Rates, methods of measurement, and achieving value for money.
- Up-to-date knowledge of Health and Safety legislation and the ability to produce detailed technical reports.
- Ability to travel regularly as part of the role, with access to a suitable vehicle where alternative transport is unavailable.
