PURPOSE OF ROLEThe Head of Asset Management will be responsible for the commercial performance, operational management, and delivery of asset-related programmes. This includes meeting targets, achieving KPIs, and delivering social value in line with the organisation's strategic objectives.

The role involves managing an asset management team, collaborating with senior leadership, delivering strategic business plans, and engaging effectively with external stakeholders. The portfolio under management includes assets with significant growth and performance ambitions.

KEY ACCOUNTABILITIES

Operational Management

  • Oversee the acquisitions programme: identifying opportunities, reviewing business cases, negotiating terms, and managing the acquisition process.
  • Develop and execute asset management plans, monitor performance, analyse market trends, and optimise the portfolio to achieve business objectives.
  • Supervise the performance of repairs and maintenance contracts, ensuring quality and financial efficiency.
  • Ensure legal compliance across asset portfolios, addressing any non-compliance issues with appropriate strategies.
  • Make informed commercial decisions, conducting financial analyses and feasibility studies.
  • Monitor and report on performance, including strategies to address areas of underperformance.
  • Oversee contracts and manage third-party consultants.

Strategic and Business Awareness

  • Align acquisitions and asset management programmes with the organisation's strategic plans.
  • Report performance metrics to the leadership board and collaborate to improve outcomes.
  • Maintain an up-to-date contract register and foster relationships with stakeholders, including investors, tenants, and property managers.

Financial Management

  • Manage budgets, resources, and assets effectively, ensuring value for money and adherence to regulatory requirements.

Leadership and Staff Management

  • Provide leadership and direction to the asset management team, promoting a high-performing and motivated workforce.
  • Drive a performance culture and oversee reporting systems for key stakeholders.

Risk Management

  • Ensure compliance with relevant legislation and best practices.
  • Manage information systems and resident data, ensuring compliance with GDPR and other standards.

Resident Engagement

  • Foster resident involvement and attend community events to ensure alignment with organisational values.

PERSON SPECIFICATION

Education

  • Degree-level education or equivalent experience.
  • Relevant professional qualification (preferred).

  • Proficiency with property management tools and a strong attention to detail.
  • Ability to work collaboratively with internal teams and external contractors.
  • Strong communication and interpersonal skills adaptable to different audiences.
  • Strategic mindset with the ability to drive performance and deliver customer-focused outcomes.

Experience

  • Experience negotiating and finalising legal agreements.
  • Strong financial analysis and risk assessment skills.
  • Track record of optimising property portfolios and implementing value-added strategies.
