Property Block Manager

Location: Eastbourne

Salary: £35k - DOE + £3k car allowance + great company benefits (hybrid working after successful probation period)

Hours: Mon-Fri - 9am - 17.30pm

Must have a full UK driving licence to apply for this role.

If so, I have an exciting opportunity to manage a portfolio of residential blocks predominantly in East Sussex area, ensuring the smooth running and compliance of the portfolio executed to the highest standards.

Responsibilities:

  • Providing management service across the portfolio in accordance with RICS and ARMA codes of practice.
  • Renewing insurance policies and liaising with brokers and loss adjusters in the event of a claim.
  • Site visits and inspections in line with the management agreement.
  • Ensuring compliance with service charge provision of leases.
  • Responsible for health & safety and make appropriate and timely recommendations to clients.
  • Production of year end accounts and producing draft service charge budgets for client’s approval.
  • Compliance with section 20 procedures and co-ordination of major works.
  • Overing the re-tendering of maintenance contracts.
  • Liasing with clients, solicitors, contractors, lessees, and other third parties.
  • Providing outstanding customer service and building strong client relationships.
  • Attending AGM meetings.
  • Attendance at network events.
  • Providing general property management advice.

To apply for this role, you must have the following skills and experience:

  • Proven block management background.
  • Ideally IRPM qualified or happy to embark on the qualification.
  • Full UK driving licence.
  • Strong communication skills with the ability to build strong business relationships with clients, leaseholders, and contractors.
  • Well organised team player with the ability to be able to prioritise effectively and meet deadlines.
  • Great IT skills inclusive of Word, Excel, and a working knowledge of QUBE would be advantageous.
  • Ability to visits sites, meet clients and tenants.
