Your new role
1) Oversee daily monitoring of repair contracts and contractor data to ensure services are delivered with high quality and cost-effectiveness.2) Manage WIP to meet customer SLA requirements.
3) Supervise contractor performance, including leading key meetings such as high-profile job discussions and weekly reviews of jeopardy and overdue tasks.
4) Generate and provide monthly KPI data and reports for the Asset Manager and Leadership Team.
5) Serve as an escalation contact for customers and external organisations, ensuring smooth communication with internal and external stakeholders.
6) Lead investigations and handle stage 1 complaints, coordinating with residents, contractors, and staff as needed, and attend panel hearings when necessary.
7) Ensure that feedback is integrated back into the business.
8) Support the team in utilising the housing management system (CX) for all communications and identify new processes to enhance the system's potential.
9) Represent and advocate for the organisation externally as a provider of high-quality services.
10) Assist in setting up new developments and their components on the asset management system with appropriate contract and defect arrangements.
11) Collaborate with surveyors and contractors to schedule appointments with residents and contractors.
12) Conduct periodic due diligence reviews of repair contractors and their sub-contractors, ensuring all are properly trained, competent, and equipped.
13) Ensure prompt and efficient service delivery to enhance customer satisfaction.
